General Information
What is MIX Amsterdam?
MIX Amsterdam is the third phase in the area development by MRP at Osdorpplein in the Amsterdam Nieuw-West district. It will comprise 528 apartments, of which 162 are social rental homes by Ymere, 14 are mid-market rental homes, 321 are private sector rental homes, and 45 owner-occupied homes, with a communal courtyard for residents and neighbors.
The public bicycle parking facility accommodates over 400 bicycles beneath the Verhalenhuis, and 382 additional new parking spaces will be added to the public parking garage, which is directly connected to the public parking garage of Parking Nieuw-West. MIX Amsterdam will be a sustainable and green place with a diverse mix of living, working, and amenities.

Is the arts and culture center Het Verhalenhuis open from the start?
Shops, offices, and the arts and culture center Het Verhalenhuis will be located on the ground floor of the side of the shopping center. Het Verhalenhuis is a collaboration between the Public Library of Amsterdam (OBA), El Hizjra (center for Arabic art and culture), and film house Oxville. Het Verhalenhuis will have a broad and active program for the neighborhood and will become an open and accessible meeting place.
The Verhalenhuis will be transferred to the Municipality of Amsterdam in the summer of 2026. Construction of the interior will then commence. The Verhalenhuis is expected to open in the first quarter of 2028.
In the meantime, the OBA on Osdorpplein is open and you can go to Oxville Cinema at Burgemeester de Vlugtlaan 125.

When will the entire inner garden be landscaped?
The inner courtyard will be completed in May 2026. The homes are situated around this courtyard. It will be a pleasant gathering area where both residents and the local community enjoy coming together. Landscape architect Sant & Co has designed the green courtyard with great care, paying attention to natural light and spaciousness. Wide staircases, which also invite people to linger, provide access to the courtyard. On the south side of the stairs, a water barrier and a green screen, as well as a gate, will be created in the public space.
Where can I get more information about MIX Amsterdam and the construction work?
MIX Amsterdam is part of the Stadscentrum Osdorpplein Construction App, which you can download for free from the Apple Store and Google Play. Here you will find all information about the activities and current construction work and activities in and around MIX Amsterdam.
What other project is being developed alongside the MIX?
The so-called 'Suha twins' are being built on the opposite side of the Nieuwe Osdorpergracht, which is yet to be constructed. The new development will include social rental housing, mid-range rental housing, and owner-occupied homes. In this way, the renewal around Osdorpplein is being continued.

What is the housing supply in Willow?
45 apartments for sale, distributed across the 6th to the 12th floors.
When are these homes available?
The homes have been completed as of today and are available immediately.
Are there rental homes in Willow in addition to homes for sale, and what is their share in the Owners' Association?
85 apartments are being developed in Willow. Of these, 45 are being sold by MRP, and the remaining 40 apartments are owned by an investor. For the time being, these homes are intended for private sector rental. The HOA fees are pro rata.
What are the benefits of living in Willow?

Ground lease annual ground rent; is it possible for the buyer to buy it out?
According to the leasehold conditions, only an annual indexed ground rent is possible. See the overview of leasehold costs in the price list. The AB-2000 applies to the general provisions.
How are the homes finished?
In the Technical Description in the property finder, you will find all information per property type.
1. Walls – Ready for wallpapering.
2. Ceilings – Finished with white spray paint.
3. Floors – Provided with a cement screed, subfloor finishes taking into account the underfloor heating and impact noise with (downstairs) neighbors in accordance with the HOA regulations.
4. Bathroom & toilet
The bathroom is fully tiled with ceramic tiles (walls and floor) and equipped with Duravit sanitary ware such as a washbasin and shower.

5. Kitchen – A sustainable Bruynzeel kitchen equipped with Siemens appliances will be installed before handover. View the brochure here.
6. Heating & Cooling – Underfloor heating and (limited) underfloor cooling are provided via a collective WKO installation provided by Vaanster. This is sustainable heating and cooling from the ground beneath MIX Amsterdam. Thanks to the cold storage, the home is cooled by approximately 2 degrees during warm months. Is there a difference in the kitchens?
The color of the kitchen differs per floor:

Do the homes have a storage room?
Yes, residents have access to a collective and lockable bicycle storage unit in the parking garage beneath MIX Amsterdam. Bicycles can be stored here. In addition, every apartment has its own internal storage unit.
Do the homes have an outdoor space?
All apartments feature a private outdoor space in the form of a balcony. Additionally, as a resident of MIX Amsterdam, you can make use of the communal semi-public courtyard, and the Sloterplas and Sloterpark are within walking distance.
What is the floor height of the apartments?
The ceiling height of the apartments is 2,60 m. The ceiling height on the 12th floor is 3,00 m.
Can I view floor plans?
You can find the floor plans of the homes in the home finder on the Willow website.
Can the property be rented out or sold freely after the handover of the keys?
There is an obligation to occupy the property oneself, so renting it out is excluded by the leasehold conditions.
What about geothermal energy/district heating/cooling? Who is the supplier? And what are the costs for this?
Vaanster is the operator of the WKO installation. Heat and cooling are supplied. A model agreement for this is included in the sales documents with tariffs. The real estate agent can provide further explanation regarding this using the model agreement.
How many parking spaces are available in the parking garage?
For Willow, parking is available in the parking garage under MIX Amsterdam. Read more about the MIX Amsterdam Mobility Brochure here .

Is a parking space included in the sales price, and if not, is a parking permit available?
Residents of MIX Amsterdam will not receive a parking permit because there is a parking facility located beneath MIX Amsterdam. There is sufficient parking available for every resident. One parking space per residence is an option. Because it is a public parking garage, these will not be fixed spots. No parking rate or price for a parking subscription has been set yet, but this will be in line with parking garages in the surrounding area. Willow buyers can take out a subscription at a reduced rate.

Are there electric charging spots in the parking garage?
There are no electric charging spots available in the public parking garage yet due to grid congestion. The request for capacity is with the network operator and has been placed on a waiting list.
Are there bicycle spaces available outside the home?
Yes, there is a shared, enclosed Willow bicycle storage facility in the underground parking garage with charging facilities for e-bikes.
Who maintains the greenery in the common areas or courtyard?
The Owners' Association is responsible for the maintenance of the common areas and the inner garden.
What are the HOA costs for Willow?
The monthly HOA contribution is provisionally estimated at approximately €2,50 per m² of usable floor area (GO). This contribution is intended for joint expenses, such as maintenance of common areas, cleaning, lighting, lifts, building insurance, and a reserve for major maintenance.
The final amount of the Owners' Association contribution is determined by the Association of Owners (VvE), in which all apartment owners are represented. The VvE collectively determines which facilities and services are purchased. An annual recalculation takes place, in which any differences between the budget and the actual costs are settled.

Registration process
How can I register?
You register online via your personal account. Don't have an account yet? Then simply create one via the link on the MIX Amsterdam website. You can create an account via www.livinginmix.nl/#aanmelden . You can indicate your preferences for Willow in your account.
I would like to buy a house, what can I do?
In the online registration form, which is available from the start of sales, you can indicate the building numbers you are interested in and submit your financial check and other necessary information. Do you not have a financial check yet? Request one as soon as possible to be as well prepared as possible for the start of sales.
The sale of the homes and the registration period for your preferred homes starts on Thursday, April 2 at 12:00 PM and ends on Thursday, April 16 at 12:00 PM. Starting Monday, April 20, the real estate agents will begin scheduling appointments for sales consultations.
Where can I find information about purchase prices and floor plans?
In the property finder, you will find all the necessary information per building number, including impressions, atmospheric floor plans, sales price, living area, location within the building, and sun orientation.
Are the purchase prices fixed or can bids also be made?
The purchase prices are fixed.
What is and isn't included in the price for 'free of charge'?
You are purchasing the property free of encumbrances (von). The purchase price includes tax (21% VAT) and the notary fees for the transfer. This means that, as the buyer, you do not pay any additional costs for the transfer of the property on top of the purchase price. However, you are responsible for paying for the advice and the signing of the mortgage deed yourself.

What is a financial check?
A financial check by an independently chosen certified mortgage advisor is a statement demonstrating that you can purchase the home(s) of your preference. This statement specifies, among other things, the maximum borrowing capacity. Naturally, this can also be done through our project partner Rabobank, which is already familiar with the Willow project.

Why is this important?
In the allocation process, candidates with a positive financial check or unconditional financing are given priority over candidates without a financial check.
Is a financial check mandatory upon registration?
No, but a positive financial assessment does increase your chances of approval. We advise you to contact the mortgage advisors at Rabobank. www.rabobank.nl/particulieren/hypotheek/nieuwbouw
How do I know if I can afford an apartment in Willow?
A mortgage advisor can help you determine how much you can borrow based on your financial situation. The specialists at Rabobank are familiar with the project and are happy to assist you further.
Can I get an extra high mortgage thanks to the energy label of the homes in Willow?
You can receive additional mortgage capacity for energy-efficient new-build homes. This is because energy savings lead to lower monthly costs, allowing you to borrow more. The apartments largely have an A+++ energy label. Rabobank offers a special sustainability discount for energy-efficient living in this regard.
When do I need to have my mortgage finalized?
The mortgage must be finalized at the time of the transfer of the property at the notary. You make payments at the moment the property is delivered at the notary. You have 6 weeks from the signing of the purchase agreement to arrange your financing. This is called the financing contingency upon signing the purchase agreement. Anyone who signs a purchase agreement after July 1st has two weeks after the 6-week period to have the transfer take place at the notary.
What if I can't secure my mortgage, am I stuck with the purchase?
No, if your financing is not secured within 6 weeks of signing the purchase agreement, the purchase can be cancelled provided a formal rejection letter from the bank/financial institution is submitted.
When will the house be paid for?
Payment is due upon the notarial transfer of the apartment right. This will take place shortly after the 6-week financing period has expired, but not before the property is delivered on September 1, 2026.

housing allocation
How are the homes allocated?
We try to take your first preference into account as much as possible. In the event of multiple interested parties for a single property, the financial assessment is taken into account. If there are equal registrations, a draw will take place.
Is the order of registration decisive?
No, the order of registration does not determine the allocation. During the allocation process, the first choice will be taken into account as much as possible. Candidates are given priority during the allocation if they:
or have had a financial check carried out;
or have unconditional financing;
or have signed and uploaded the information in the digital registration form before the interruption date of the registration period after the start of sales.
What happens if I am not assigned a home?
You will then automatically become a reserve candidate for the home(s) of your preference.

Can I schedule a viewing?
It is currently not possible to view the project, as the apartments are still under construction. However, you can already get a good impression of the Willow building and the other sections of the MIX Amsterdam project at the location.
Is there an SWK warranty?
Because you only pay upon completion of the home, you do not sign a construction contract. Statutory warranties apply to this project.
